Bryanston Commercial Property

This section covers commercial property in Bryanston, a well-established and wealthy residential suburb in Johannesburg north. The area was built in 1969 as a suburb of Sandton, with the addition of tarred roads, municipal services and offices in Bryanston coming shortly thereafter.

Since then, it has been the suburb of choice for generations of well-to-do Johannesburg families and, as such, has an enviable infrastructure and ease of access to all modern conveniences and essential services. The multi-lane, N1 Western Johannesburg Bypass forms its northern boundary with its main access at the completely revamped William Nicol off-ramp.

Bryanston is bisected by Bryanston Drive, which runs from the outskirts of Randburg to the beginning of Morningside. The suburb is a quintessential upper class location, with a mix of old estates and new studio apartments. There are new residential and commercial property developments on the go at any given time, and rentals - including offices to let - in Bryanston continue to be bolstered by the stability of the suburb’s property market.  The amenities in the area cater perfectly to locals who enjoy being able to do almost anything without having to drive lengthy distances.

There are plenty of retail outlets in and around Bryanston, as it is bordered by the massive shopping hives of Sandton and Fourways. With five major government and private schools dotted throughout the suburb (namely Bryanston High) and top of the line medical centres (NHC Medical Centre off Bryanston Drive and William Nicol and Sandton Clinic further north), acquiring commercial property in Bryanston will give a business access to a diversified market.

Bryanston has a fairly new corporate office park, called The Campus, running along the two main arteries, William Nicol Drive and Main Road. Many large corporations are based in Bryanston, such as Dimension Data (DiData), which runs The Campus off main road, GlaxoSmithKline, which is also based at The Campus, Microsoft Corporation, Ogilvy & Mather and Synovate. Recently a large number of new shopping malls and office developments have been added to the area, attracting discerning investors who would like to acquire premium commercial property in Bryanston.
