Kya Sands Commercial Property

Kya Sands has the distinction of being one of the fastest growing industrial nodes in the West Rand. With its’ close proximity to major shopping malls and retail nodes like Fourways and Northgate, many value retail centres and warehouse deco parks have sprung up in the Kya Sands area – a recent development being the Kya Sands deco park and Northlands Business Park. While it is an industrial area, it is an oddly popular sporting community with Indoor rock climbing and social netball facilities in the area.

 

 

 

Crime has recently become a factor influencing space take-up in Kya Sands due to its geographical proximity to Diepsloot, the main population centre in a traditionally agricultural district with a population of 56,000 people. There is a considerable amount of vacant factory and warehouse space that has recently come on to the market – both for sale and to let. The going rental rate per sq/m is R40 to R45 per sq/m. Value Retail Node – with The Deco Park and large factory style warehouses. Retail property tends to be new with the majority of tenants being affiliated with home and office appliances manufacturing. Northlands Business Park is a light industrial node in close proximity to Kya Sands which is in demand in that it is mainly gated with access control. Rentals vary between R45 and R55 per sq/m for industrial space here. Northlands Business Park has an occupancy rate of around 85% at any given time in the year. 

There are many traditional shopping centres and retail nodes throughout the West Rand, the main retail nodes being Clearwater Mall and North Gate. These are usually 100% let at any given point in time. There are many small centres servicing residential communities anchored by one or other of the Supermarket chains. Rentals vary depending on the anchors and accessibility of the centres. 

The only real major development nodes on the West Rand at present are the Muldersdrift area where a great deal of land is being taken up by developers for residential, commercial and Industrial development and the Lanseria airport area and surrounds where massive development is on the cards. The Muldersdrift and Lanseria developments, when approved and finalized, will bring major investors and development to the entire West Rand. The recent acquisition of Lanseria International Airport is indicative of this trend. Ruimsig and certain regions of Krugersdorp will receive a substantial growth boost. With the recent sale of Lanseria international Airport – one can expect industry growth in all surrounding sectors/regions.
