Future Residential Developments

An ideally situated, secure new townhouse development in Bryanston, which has just 54 sectional title units available, is launching in June 2014. Situated on Cowley Road, the development  - which is aptly named Habitat on Cowley - offers an ideal investment that is well located close to various business nodes and a range of amenities including good schools and popular shopping centres, says Russel Peach, Renprop Residential Projects Sales Manager, who is marketing this soon to be sought after development.

As a semi-detached duplex townhouse development with each unit practically freestanding, it is the spatial layout that sets Habitat on Cowley apart in this era of apartment living. “Ranging in size from 100m2 to 150m2 including a lock-up garage, the units at Habitat on Cowley are available in configurations of two and three bedrooms. Prices range from R1.6million to R2.2million,” says Peach.

According to research statistics, nearly 44% of recent buyers within the Bryanston area were under the age of 35 years old. Catering to investors, small families and young professionals, Habitat on Cowley has been designed with classic architectural lines and modern interiors.

The townhouses all include features such as gas hobs in the kitchen. In addition, each unit will have a walled garden area as well as a lock-up garage that is big enough to include some additional storage space. Each unit also has one open parking bay.

Communal areas will consist of a swimming pool area and children’s playground along with ample visitors parking. Habitat on Cowley will also include a gatehouse with 24-hour security.

According to Lightstone, a property statistics and information provider, property prices within Bryanston have seen excellent growth since 2010, with 2013 being a particularly good year in terms of the average price growth of property. Peach says that the prime location of the area has a lot to do with the remarkable growth in the property value and the ever growing demand the area is experiencing.

Peach says that the rental potential of these units is promising due to the development’s placement.  “Proximity to the financial hub of Sandton means that there is a constant influx of up-and-coming executives looking for accommodation within a relatively short commute to their place of business. Habitat on Cowley provides exactly that,” he says. “Factors such as its ideal location, generous layout and contemporary design will ensure that investors can expect a solid rental yield as well as a good return on investment over the long term,” he says.

“The broader Bryanston area has seen rapid development – both residential and commercial - in recent years,” says Peach. “From the Di Data Campus on Main Road to the new Nicolway Shopping Centre on William Nicol Drive, Bryanston has become an executive commercial hub, with a number of key blue chip companies choosing to have their head offices in the area. More and more people want to live closer to their place of work, and this is one of the factors driving demand for residential property in Bryanston.”

Habitat on Cowley also enjoys easy access to the Rivonia and Sandton CBDs as well as the major road networks.
